Acquisitions Associate

job duties:
  • Proactively identify and evaluate potential acquisition opportunities through various channels, including market research, networking, real estate databases, and industry contacts.
  • Conduct thorough property analysis, including financial feasibility, market trends, property condition, and potential risks.
  • Perform comprehensive financial modeling, including cash flow projections, return on investment (ROI), and sensitivity analysis, to assess the viability of potential acquisitions.
  • Conduct comparative market analysis (CMA) and evaluate property valuations to support investment decisions.
  • Prepare investment summaries and presentations for senior management.
  • Coordinate and manage due diligence activities, including property inspections, title searches, environmental assessments, zoning analysis, and other relevant investigations.
  • Collaborate with legal, finance, and other teams to ensure compliance with regulatory requirements and internal policies.
  • Assist in negotiating purchase agreements, contracts, and other legal documents related to property acquisitions.
  • Collaborate with brokers, sellers, and other stakeholders to negotiate favorable terms and conditions.
  • Conduct thorough market research to understand pricing dynamics and optimize negotiation strategies.
  • Stay updated on local and regional real estate market trends, investment opportunities, and industry developments.
  • Build and maintain relationships with brokers, sellers, industry professionals, and other key stakeholders to expand the deal pipeline.
Qualifications:
  • Bachelor's degree in finance, real estate, or a related field. Advanced degree preferred.
  • Minimum of 2 years of experience in real estate acquisitions, preferably within the residential and commercial sectors.
  • Proven track record of successfully closing real estate transactions.
  • Strong financial analysis skills, including proficiency in Excel and financial modeling.
  • Excellent knowledge of local and regional real estate markets, property valuation methods, and investment strategies.
  • Familiarity with due diligence processes, legal documentation, and regulatory requirements.
  • Exceptional negotiation and communication skills.
